I am looking at a property right next to downtown, within walking distance of many amenities.My question for the locals there is this - is downtown Nampa a desirable place to live?  

I personally tell everyone walking my short sale listings that they are being truly professionally handled.... and it makes a huge difference in the results. 

I'm still in my beginner learner phase, and I learn best by doing.I am hoping to find somebody that would be willing to walk me through a random deal or two, or a past deal that they have done - to learn to see if it's a good or bad deal.

Sad to say, but half the people you see walking around have wrecked credit scores.

I even put a property before my 4 plex under contract and burned $400 on an inspection, but walked away after realizing the renovations would make it a bad deal. 

BUT, we have a big sign the second you walk in our garage door saying "CASH IN KING."

My question is can I charge the tenant and security deposit even if the unit is in such terrible condition or should I give him a 30 notice to clean and get rid of that odor before I do my walk through?

. - When rental income is $2,600 per month, it will be cash flowing very well.Are these reasons enough to be interested in the property or do you still think I should walk?

I would call it an ideal location for those that wish to be in the middle of the action and have everything within walking distance of their home. 

With that attitude, if I was an agent, I'd walk (maybe run) the other way when I saw you coming.Your RE Agent(s) are one of the most important members of your Powerteam...find them, filter them, and treat them well.
