Other option, you can  purchase a duplex with fha to live in one and rent the other.btw...you will qualify for a higher loan purchasing a 2 unit property since the lender will use rent from the second unit towards your income.Be sure to calculate you numbers based on you not living in the property to make sure it is a viable long term hold.

I use Buildium, its very user friendly and has everything I need from advertising syndication, accounting, tenant portal with pay online, tenant screening and remote signing.

I don't think there is any commandment about installing shelving ;)For small upgrades low cost stuff like that, I'd usually tell them I can "probably" do it but it will have to be when my guy is out anyway and has time...if they want it in a hurry the cost will be $xxx.

I agree that detailed analysis is very important as there are numerous factors (such as local demand, the cost of county approval, land prep, gravel cost, labor, etc.) to consider in determining if the ROI is ultimately worth it - especially since in our market, RV/boat spots command lower rent/square foot than a storage unit.
