I prefer through-body color porcelain tile; when ceramic tile gets chipped, the color under the glaze usually doesn't match the surface glaze - my preferred porcelain tile type will have color beneath the glaze that matches the glaze pretty well. 

I have standard paint colors, flooring, and other things which makes the process easy for me.

I use a gloss 'espresso' colored paint on older apartment cabinets with new pulls and they look great for that market.  

And I’m happy to report that I dodged a bullet with that lady.. her true colors started coming out during the screening process.

I suggest a lighter color that won't show scratches as much.

An example may be roof - 20 years old = recommend replaceHVAC - 10 years old = recommend replaceInterior Walls - good condition poor paint color -  recommend replaceetc.
