Single family seems to be easy to rent out and I feel like people are more likely to stay longer in single family than apartment.

@Tony MarcelleThe best advice I can offer is to stay calm and resist the urge to smack anyone, however incompetent, annoying, selfish, and obviously stupid they are.

Still account for maitenance and vacancies as you would see on the other units of the property but the goal would be for you to move on to another one at some point and of course you can always stay there if you want.
