I'd say as long as you're in banking you're in a holding pattern.

Listing agents say that the power is nearby (some say a mile away and some say 100 ft. away) and water is along the street. 

They will also know what a good tenant mix is for, say a strip mall or office building.

Example, let’s say a person would need about $5k to live on.

They will spill the beans if they don’t like the neighbors and won’t say a word if they love them.

@Michael Lee  just to clarify, lets say a seller says they want to sell their home and they need cash quickly, am I able to offer them a price myself and then flip that contract?
