@Dustin Rose direct lending your own funds is not acting as a broker.

I've been to city hall and feel like I've got a good handle on restrictions.Your perspective is colorful and helpful, @Amit M.

We get the khaki colored ones. 

Our 4-plex is in the Rose Park area near Redwood Rd just off the I-80 West exit.

The quality expectation is that there is no break-through color from the previous paint showing, and that the trim has no drips from the walls, and the ceiling has no paint from the walls either, etc.  

I'd also recommend keeping to lighter-colored selections for the basement- you can assume it will already be darker, so lighter paint colors, lighter flooring, white cabinets, lighter counters, lighter backsplash, etc., will make it seem so much more luxurious and less like a basement.Best of luck, you've got this!! 

The basics....White quartz counters, white shaker cabinets (lowes), SS appliances (I get from ABT great customer service), In unit laundry, refinish/stain the floors, light colored paint throughout, skim coat to make it all look new.

I have no particular need to ever refinance this property, just keep acquiring more deals.Appreciate the insight, but color me confused.

They are supposed to be sealed, usually with color matching sealant but it's not uncommon to have "clear" sealant.
