You need to figure out your community, if there are a lot of growing families, 2 and 3 bed units will be more attractive.

My immediate goal is to start out with a house hack and grow from there.

The more you can learn and grow with others who are already in that type of investing, the better.  

Parts of Will and Kendall counties seem to be growing as well. 

I take care of our taxes so I knew we were getting cash flow every month and could see our equity growing but never really thought much more about it until I read the book. 

It is an 18 unit building in a very fast growing neighborhood and just by doing simple due diligence(50% rule, cap rate ratio) it should be pretty profitable.

It's great to see such a large community here of like minded people and I am looking forward to learning and growing in this community !
