To be perfectly honest: when this comes up, half the time I refer someone to a quirky fellow I met a year and a half ago who answers HML scenarios same-day, the other half of the time I grab one of the random HML junk mailers out of the shred/recycle bin next to my desk that we get a zillion of per week.

I don't have personal experience with Section 8 either so don;t know which way it goes locally, but what worries me more is that apparently, the housing authority (at least the one here in our neck of the woods), can - and WILL - decide to reduce the approved rents seemingly at random (e.g. whenever they run out of money or face budget cuts).This has definitely kept me out of the Section 8 market
