We opted to lay laminate wood floors on top of them instead of forking out the cost for refinishing them, especially since we would likely have turnover in the property each year with pets and everything. 

I have roommates living in one 3BR unit and one claims to have Anxiety and asked to get a pet (bunny) to help with anxiety.

Do they have pets ?

I think throughout our REI career I plan on having a no pet policy.

This book is full of practical advice from application screening to eviction to pets to whatever.

Or they'll have pets that you didn't approve.

The tenant didn't any a pet deposit (just a security deposit which she would have already lost due to the current condition) so I would have just essentially "lost money" during the remainder of her lease period due to the increased inevitable damage of the big ol' dogs.  

I don't want to parrot all the benefits that we can all see on the membership page, but suffice to say, the private messaging, downloads, ads, advanced member search, et al, is 100 fold worth the price of admission.  

There's a lot of good pitbulls :) But, the question is do you accept pets?

I am texting, emailing, calling my PM to make sure he has signs up, flyers in neighboring retail establishments, $100 referral for tenants that refer new tenants, bonuses for my PM to lease out vacancies within one month, PM splits all late fees, bonuses for raising rents at lease end, $25.00 pet rent per month per pet etc...
