We opted to lay laminate wood floors on top of them instead of forking out the cost for refinishing them, especially since we would likely have turnover in the property each year with pets and everything.

The tenant didn't any a pet deposit (just a security deposit which she would have already lost due to the current condition) so I would have just essentially "lost money" during the remainder of her lease period due to the increased inevitable damage of the big ol' dogs.

I am texting, emailing, calling my PM to make sure he has signs up, flyers in neighboring retail establishments, $100 referral for tenants that refer new tenants, bonuses for my PM to lease out vacancies within one month, PM splits all late fees, bonuses for raising rents at lease end, $25.00 pet rent per month per pet etc...
