Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

I like the idea of dealing with just one person and having them manage all the trades.

And then 1M umbrella policy for $600 a year.Then he says the umbrella is strictly for my company and he can get me one personally..Am I really going to have to get 3 policies?

I’ve flipped two personal homes, and just bought my first duplex.

I would also have a conversation with the contractor and inform them that you will not pay for any extras that are not approved with price and terms are agreed upon first.
