The first as mentioned above -- equity add through the principle portion of the loan payment -- and I am also sending some extra payments to the first position loan as an extra equity insurance policy and pay off my primary residence faster.

I will definitely be checking deferred maintenance during the due diligence period and most likely there will be some needed.It's definitely not 100% turn key, there are most likely some renovations I can come in and value add, especially in the exterior and extra security to make the residents feel safe as it is a C class area.

Gas and electric paid by renters.Ins cost $120 per monthTaxes are closer to $3522 Water and trash are $161 per monthOther permits are $381 a year.I would mow, plow and self manage.

Both rented and positive cash flow.Subject Property:  Traditional detached SF property in NJPurchase amt 410k10% down (don't have funds to do 20% unfortunately)While I am confident in my mtge guy, for prudent measure I wanted to check w/ the BP community to confirm the following..Freddie:  'My income is too high' (Can certainly give figures, but not sure how to break it down.. 2017 salary + bonus; Rental income, 2018 salary formally approved and documented, but not effective until July; and 2018 bonus (which I have received already)FNMA:  'To get a second FNMA mtge, I need to put down 20%' (which I would like to do, but cannot come up with an extra 41k)FHA:  'My only option' (with the 1.75% upfront PMI and monthly PMI for life of the loan).

However, I do not take kindly to people that lie to me, so if they are just saying that to get out of paying extra then I would for sure charge them.

I would tread carefully 02,04,06,08,09,19,54 .Though they all have their good places.After I narrowed down block and brick in decent enough zip codes, I would view each address permit history for the latest upgrades or replacementsHope this helps

If its SFH/4units I'll look at the comps to see what the property is worth, I'm aiming to get as close to 20% as possible, sometimes I can get there through a value add after purchase i.e. add extra bedroom, garage, etc. other times I come just short of it.
