Made the transaction and was told funds would be deposited... then this morning I woke up to an email stating that he needed a loan collateral fee of $1850 and that was the only thing pending for the deposit.emailed back and forth and he came down to $650.

But this tool is not cheap especially when your first starting out, you will find everything cost money ranging from the obvious e&o insurance to the not so obvious lock box key and desk dues (pending on your agency).

I have some language in the agreement on this and decided to accept pending a backround check, additional security deposit and ultimately and addendum. 

From va.gov:"Pending lender approval, and if a buyer qualifies for the payment amount, anyone can assume the mortgage, civilian or military.

They will then (if you qualify) approve the abatement pending you register your business with the city and supply them with your city tax ID, etc.

Could you please accept my request to the facebook group; it's still pending approval.

And the data, at least here is Raleigh, does not support the notion of a pending crash.

Update: Taxes on the lot are only $140 per year and there are no back taxes owed.Unfortunately, it is listed as "pending" now, one day after I found it.

I am concerned and a bit disappointed at the moment as the "sample properties" i looked at during initial engagement (before I got loan qualified) seem to have ARVs very close to sale or pending prices.
