(Barry Goldwater)I happen to think that "extremism" in the sense that you ardently believe, support, and defend sound principles, rather than "cloud peoples minds" is actually a clarifying agent.We ought not moderate in defending "The 5,000 Year Miracle"- this experiment in individual liberty and limited government that has changed the world.We ought not return to the dark ages before the United States Consitution.It is worthy of note that Hammurabi and George Washington essentially got around and communicated the same way, but look at us now.Do our rights come from our Creator?

Very poor communication and they cherry pick the best deals while you pay $1500 to advertise for them.Commercial Real Estate is tough business that you must build relationships with brokers to help find you deals.Save your $$ and work with a Commercial Broker to find good deals.I signed up in Jan. 10, followed their system for 8mths as an experienced RE Investor, mostly hype, they deliver on very little of what they offered upon sign up.

If you can't communicate freely and get quick response from your lender you need to start shopping around, and maybe keep them as a back-up/reserve.

If you make the tenant wait more than 3 days then more than likely they are already shopping elsewhere thinking you aren't going to lease to them so don't wait very long to communicate with them.

Them - Oh, we forgot to tell you that the tenant is having some issues and said they wont be able to pay til June.d) Not communicating the cost of repairs and charging us for them unexpectedly. ie - the stove broke we had to replace it.Im sure I will think of some other things after I write this memo but Ive learned that the property managers need managing.

I would verify that they are a legal operation because it does not sound like they are doing anything to help and may well be doing you harm.This type of arrangement is usually to take your payments, negotiate with your creditors for a settlement amount which is lower than the actual balance, and only pay them when they agree to the settlement.Even then it will hurt your credit and you will be liable for taxes on the difference between the original balance (growing due to late fees etc) and the final settlement amount, the IRS will see it as "income".It is almost always better to stay in civil communication with your creditors and work out a payment plan with them, keeping detailed records of all communications.
