It will be interesting to see if the holiday season levels off again like last year or if it will increase.If you are a buy and hold investor you can still find good cap rates of 6-7% if you are looking hard.

Im worried about not getting a tenant soon because winter and the holidays are around the corner and i know it will be much harder to find a tenant once November hits.

this is the toughest time of year to rent... if and when you rent at this time of year try to get your least to end 14 months later not 12 right at Christmas and have to do it all over again.. or do it shorter like 9 months then give them another 9 just so your not vacant at the holidays.

I think many are hoping it's just normal seasonal cooling, and things may pick up again after the holidays for a strong 2017.

jimmy, i think you are on the right track, but be careful hiring what you assume is the best management company...the properties i've been looking at are class C and D properties that should cashflow well but have tons of ridiculous expenses that should only be associated with the class A complexes...it seems owners have a few 'black sheep' complexes in their huge portfolios that they don't watch too well, and they use the same company for all of their holdings....this creates a system where you're spending 600/month on a telephone answering service, 500/month for advertising in the wrong magazines, and 3,000 on a holiday xmas party, etc. when it's not necessary or justified by the lower rents. marc, are you saying it can be done that i start a 2nd company and hire my own manager and save money and also have more control over the property?

If your bank isn't open on Sundays or holidays when the rent is due, your lease (going forward) should address that.
