You tell them what to offer etc. but as far as them giving you seller info or answering probing questions about the property they shouldn't release without the sellers written consent.It's important to know when signing a purchase and sale what kind of agency relationship is checked in the contract and what it means.

Here is an example:"University, Executive, Professional, Airport, Downtown, Yard, Dogs, Cats, Pets, Luxury, Designer, Upscale, Historic"I was told by a friend that saw my ad that it could be considered discriminatory and in violation of Fair Housing Laws since it could appear that the ad is designed to attract "Executive and Professional" tenants.My units are very upscale and it's reflected in the monthly rental price.

It's great because I don't lose rent and don't have to deal with switching utilities.If you have a good relationship with your current renter, it really helps with the showings and transition.

Personally if you are going for 4 flips in a year, try and find 1 or 2 good HMLs while you are searching for private money lenders who will give better terms - they will allow you the flexibility to make all cash offers which will be more attractive to sellers.Access to capital will be key as you grow so establishing relationships with the HMLs for your first few deals may help you a year or two down the road when you are finding multiple deals at once and need more capital.
