You'd be able to get a letter of environmental protection saying you did illegal work, got caught, then had to hire a professional to come in an clean up the mess.

@Rich Ramjatan thank you for responding.After 19 years I'm back on the field because our good work ethic boomers are retiring and haven't found a new wave.On a "try out" of partnership with my 10 plus year sub hanger, since the work force ain't around.Don't make me wrong I love doing it but I know I need to concentrate more on current and future customer to keep the name customer relationship healthy !!

this would get you to 24-32 tenants.My thought would be to have each room with it's own bathroom, hire a cleaning service for common areas, and building out a shared deck for the four buildings and maybe a smaller building as a common area as well.Any flaws to this idea, assuming numbers work out?

Typically pet supply stores are found in retail strips (at least in Boston area they are), and some are nice and clean, and some are not, so since you would be the adjacent owner, I'd ask the same question, do you want to be seeing a pet store next to your front door for next ten years?

We had a tenant terminate early so I took those funds and replaced all outlet fixtures/covers (where required), HVAC exhaust vents/returns, light bulbs, professionally cleaned, painted all closets, a ceiling that was yellowing, and touched up the walls and trim.

Upon move-out we have them send a picture of the unit to confirm it's all cleaned out, so in most cases we aren't even going out to check on it.
