I've also been told that the syndication structure would need to be substantially complicated by forcing the GP's and LP's to instead own shares in the TIC/DST, and become co-owners in the deal rather than partners.

Seller will probably take a tax hit on anything over $500k (or even over $250k if he’s been single awhile)— so there is a good advantage for him maybe,  to spread out the income over 5 years —more reason to force the terms of an owc to be way to your advantage, should you choose to go that route.  

This would be cheating the system and should you get caught they will call the loan forcing you to pay the whole loan back at once.

As for the cash flow, there are so many things to consider that have an impact on the bottom line.

This is also why I want an immediate and dramatic bump due to forced appreciation.

if you are buying in a secondary location you need to know that when you sell it will impact on your selling price and also limit your market as there will be buyers that not buy in inferior locations, due to noise etc.

Don't try to force a deal that doesn't work.
