Before you visit the location you might want to get a feasibility study of the traffic flow, the population etc. to determine if the property is in a good location.

I'm considering New Orleans, but they are laying down some heavy restrictions starting this month,  and would only be possible in the downtown commercial area, but still feasible.  

David Faulkner : many people live where it's not economically feasible (or smart) to invest.

In real estate, I bring my clients a unique ability to show what a property can become or to interject in their fascinations as to why or why not the idea of "tearing down all the first floor walls" might not be entirely feasible, haha!

If they don't think it is feasible, they tell you.

@Jason Eyerly I see your point in that these are sort of different situations but I guess the point I was trying to get at is that in your landlording career it's not going to be feasible to follow every single lead down to the end.

I'm going to continue to accumulate as financially feasible with the hopes of one day getting to a point where I can decide to work or not.

The only feasible way to get to that rung of the ladder is to spend time learning to raise money.  

I don't know maybe it doesn't, I think it should be feasible anywhere.
