Look for a kids sports team that wants to do a fundraising opportunity.A football team full of kids can easily put up a couple hundred signs in an hour or two.Marching bands are good too.

Unfortunately for most people, time or the necessary skills are not what we have, and thus full time flippers who have the experience and the team would generally prefer the wholesale deal over the MLS one.

Some folks are doing great with it here, but they tend to be very hands on and experienced.

Given your experience, I would recommend partnering on a couple of deals with people more experienced.

From what I've experienced, this route will not work but ultimately is dependent on the lender's terms of the deal

I'd love to talk to other people in a similar situation or experienced REIs.
