The payment is delinquent the day after the due date and I can terminate the lease agreement.At times, I have waived the late fee if the tenant has an acceptable and genuine excuse, but also has a long and stellar payment history.I have also insisted payment of a late fee with the threat of immediately terminating the agreement if the late fee is not immediately paid.

While there are accepted reasons to be excused from occupancy requirements, there never will be an excuse for a property next door, such intent cannot be "proven" but it is assumed by the lender, law enforcement and the courts.

Cause I deal with many investors that look at numbers but find every excuse under the sun to not buy and then say "I can't find no deals"

So, there would not be any excuse of not even having a flip phone with 2G/3G internet. 

Again I think you’re just making excuses to buy a New car.
