I may need to file a claim for some roof damage on my rental property that is out of state in SC.

This cant be good for the roof or the insurance adjuster to actually assess the damage.

I'm not sure what the code is for replacing water heaters, but a friend who is an insurance agent told me that an improperly/illegally installed unit can result in any damage claim not being covered.

I am also concerned about fights over security deposits and any damages that may come out of it. 

However, if anything ever happened involving a fire, and there was property damage or injury, we would be on the written record stating that we were aware of a problem, and chose to do nothing about it.

The house need to replace roof, siding, and outside stair way have some damage.

So, you could be developing moisture damage in a major way.

I had my plumber service it and during service, damage occurred.  

Dogs have their challenges, ours have given us lots of fun stories but thankfully aside from stolen roasts no major damages.  

His claims of punitive damages don't make any sense, but I'm still concerned about what a courtroom might say.Any advice/suggestions would be greatly appreciated.
