My credit score is in the 780s.Because of my loss of W-2 income, I doubt my self-employment income from my 2014 and 2015 tax returns will paint me in a good light (since it was side work, I think my 2014 tax returns says gross was about $10k for the year).

Those deals probably aren't the deal of a lifetime, but they are better than almost all deals that are disseminated through the wholesalers.I think the only way you can make wholeaaling work is have your own wholesaling/ direct-mail campaign and that's something I am working on.I personally know that experts like@Ryland Taniguchi or  @Albert Bui  have relationships to find better deals from wholesalers, but I seriously think newcomers shouldn't try wholesalers to start with.

@John McAuleyDmitriy is correct, there is no means for your retirement plan to be a lender on a property that you own personally.With a self-directed IRA or 401k, it is not you investing in real estate with access to that tax-sheltered retirement savings, but rather the plan investing in real estate.

I know there are a lot of disqualifications such as non-like properties (SFR into notes) and the fact that my company would own both assets, but what about rolling the capital into a solo 401k, Self directed accounts, etc?
