But many people need to learn the hard way, especially when the truth relates to an effort they really have no desire to make.

When you lay the sod hit it hard with water for 72 hours then back it down and it should be good to go.

I posted notices to go and do repairs and maintenance of of AC everything is gone all that is left is an old tv some shoes boxes with trash, light was cut. 

When things are good people tend to be fine with that but if things go wrong or difficult decisions need to be made on what happens with an investment you need to go back to your signed paperwork on options.   

If you decide to go it is in the big side room on the left as you walk in.

A follow-up: The tenant has moved out but left some things behind is claiming that she still lives there to spitefully maximize our losses and force us to go to the end of eviction.No one has lived there for 5 days. 

In your experience, what is the best way to go about finding a J-V partner when doing a deal such as this?

It is setup to go to month-to-month at that point, and I'm trying to decide whether I want to let it roll to month-to-month or let her know it will not be renewed.The reason being she has been late on rent in the past 12 months 3 times.  

Also, from what I have gathered (which I may be wrong), the better cash flowing properties seem to be in the less desirable neighborhoods here.
