Unless you have done hundreds of deals, are a volume flipper/wholesaler, or like to just throw money away, why would you be offering on properties now without seeing them?

We also had the seller buy down our rate which helped.If you're open to investing in different markets but want to stay in Boulder, you might find a good enough deal to make it worth purchasing an investment in a different market first while continuing to rent in Boulder.

What I was told is that the deal must close in your name and be recorded and then you can start the process of moving it into your LLC.

That is an issue for the person who handled your closing (ie why did both they and you miss it) to deal with.
