🙏 A year and a week ago I had a passing conversation with my CPA about buying some rentals to help with my tax burden.🙏 4 Weeks later I had purchased 5 duplexes, totaling 10 rental units.🙏 Before a year was up I added the kid's Condo and another 4 unit quadruplex.

  If you are using a Fannie Freddie mac lender it is called offsetting your debt to income ratio using either potential rental income or current rental income from the tenants that currently live on the property.look out... this is a hard conversation to have with stupid 20 something year old mortgage loan officers that know nothing about mortgage underwriting.

@Alexandra Hansil you may want to tread lightly here, I'd consult an attorney for crafting you letter as the rules around COVID-19 evictions and notices are ever changing, also consider your relationship with the tenant perhaps you can find out more with a conversation.

I am under contract for a 4 unit property with a lot of poorly allocated space from additions over the last century.Utilities are separated per unit already.One first floor unit has enough space for to be a 3bed/2bath or convert to 2 - 1 bedroom units4 unit ARV is $240k, $2800 gross rents5 unit would be $3400 gross rentsWhat other issues other than being forced to use commercial financing should I consider before making the conversion?

All of those shows are unrealistic and every...I mean every....conversation with a client included us explaining why those shows are unrealistic.Â
