I might even consider a hybrid and make the tenants responsible for their own recycling which is collected weekly and then have my grounds guy come by to do the garbage every two weeks.

Most of my problems come from the leases that are locked in, especially non-payment as they'll just stop paying and tell us to take them to court or send them to collections at times.

The only option we've found is to:- Send to collections now for current outstanding balance - File for eviction if/when we can finally do that again - Send to Collections for final balance after eviction I don't foresee this doing much of anything in the short-term other than getting the inevitable collection process moving now.

The primary issue is the lender is repeatedly negligent about paying taxes and insurance from the escrow they're collecting with the mortgage payments.

We understand the rent is still due and payable, but even if the tenant does not pay, it will be up to the landlord to go through l/t court or other collections post-moratorium to sue for the money.
