I am definitely a cautious but active researcher in most be decisions in life.

First you should never be in a hurry to buy something without all the facts, unless its a deal of a lifetime and then you should be extremely cautious. 

After reading all the advice on this post, I think I'll be taking a more cautious approach.

Finally I would be very cautious before sending "MIKE" thousands of dollars for education that, with the proper time and drive, could be found on bigger pockets for free. 

However, you need to be cautious how you approach them because they are opposed to investors using their data for cold marketing.

Take a cautious step in starting and develop your skill, knowledge, and ability step by step because real estate investing should be approached as a career but of course it can also be done on a one time basis of just a few time during our lifetime. 

I would be very cautious of dumping a lot of time and money into marketing to be a wholesaler right at the moment this could change as quick as it came on us. 

They seem very cautious on the phone Yeah, they are worried about being sued etc. 

@Todd Dexheimer @Jason MercheyTodd makes a good point about being cautious of companies with high deal flow in this market.
