I would write a letter to the landlord include pictures and "pitch" yourself to them as to why they should pick you!

I dont think its worth getting a lawyer to sue them either however if you do have their address maybe your closing attorney can type up a threatening letter for free when can be sent to them.

also people write offers contingent on financing ALL THE TIME. its very common. so they say yes, i'm agreeing to buy, but only if i find the money. they don't look for the money first. esspecially in commercial real estate. there is no pre approval letters for commercial properties. no lenders give those out.
