Best decision I ever made. they went on to basically lose the portfolio as 2 steps one back.. theft  non pay trashed units.. simply not a sustainable model.I then switched to no debt A class only takes a few of those to hit that magic 10k a month NET cash flow with basically zero drama.. and only a handful of props  to manage  .. owing 50 houses has major work load if they are section 8..

they are one in the same .. private money technically is someone who is not in the business of lending money and does only a loan or two a year.anyone in the bizz that does multiple loans is a HML.. rates very.. with both.

Seems like he had a podcast about a year ago where he discussed most of his investment concepts are somewhat dated right now and were really for a different era or economic environment.Probably what works best right now is rent by the room/house hack.
