I have had instances before where overseas they get hit with a bad storm or earthquake and they are out of commission for a week.I have found using local people close to your business tends to work well at least it has for me.   

At first glance I look at the cap rate, location, and condition/quality of construction to narrow down properties I'm interested in.

Every good contractor goes bad at some point (sorry to sound grumpy, but they've been extra frustrating lately).  

Although house hacking is worth it on a deal by deal basis, do not write off all of SD as a bad deal.  

My cabin is also positioned in a weird spot marketing wise, it would not do well as a short term rental as it's not fancy or equipped for family and not large enough and not the right long distance views to compete with the higher end properties.
