To me, I would analyze lower rents Years 1-2, high vacancy in Year 3, and then market rents in Year 4.

There are webcasts and tools that will help you find deals to get started and analyze them to be sure they are good ones and not lemons . . . very inexpensive source of education and one "bad deal" woudl more than cover what you woudl have paid for an annual membership.

When I was practicing analyzing a property, I double-counted taxes and insurance because they were included as part of the monthly payment by the mortgage calculator I was using.
