Also, you should use a custodian, not an administrator since a custodian is approved and regulated by the IRS or may be a bank or trust company subject to similar federal regulations.

@Jonathan Shnoravorian, pros asset protection, cons more paperwork and administration, more cost, harder to secure loans.Out of state investors tend to have a harder time finding financing as it is, when you start creating blind entities and holding companies across states, many lenders become very fearful and will not lend.

Yes, I agree in principle that I should be able to expense these administrative expenses, but on which tax form is my struggle.As a side note, I don't understand why the IRS has this 2% AGI limit.
