I dont know the scope of the job.. but 89k for sheetrock on just a small portion of the job is a huge number.. we sheetrock 2000 sq ft houses for about 15k total.

A little aggressive and direct but to be honest totally accurate - first step here especially since you are in a refinance position is to get it rented and then challenge the market rent numbers

Seems that you would need an additional living space like a TV-free "living room" (something I had in the midwest growing up, but aint nobody got space or $$$ for that in California) or a finished basement (another non-existent luxury where I live) if you want an additional living space to spread people out.
