A 5 gallon bucket at Home Depot is about 150.00 that will easily do 3 rooms I doubt you'd need more than 15 gallons to do a interior.  

I don't believe in the different "programs" you can buy to learn how to do it quickly and easily.  

That is so tenants, lawyers, etc. can't easily connect your personal name and address to the LLC in the state's records.

There are right ways and wrong ways to invest and if done "right" you can do it rather easily but is always a little more difficult if you self manage out of town and I would always self manage.  

Considering that many of the homes are old, you have to factor in deferred maintenance as you wont be able to easily do a apples to apples comparison.

. : )I have friends that simply invest in sponsor deals and look at a spreadsheet once each month.There are tasks they have to do relative to watching over their investments but they are very minimal  in nature and easily scale able. 

That thin profit margin could easily turn into a substantial loss.
