Is the property in MI? 

Any one know where to buy small apartment size appliances in Detroit, Metro Detroit, Michigan?

Your expense to drive to the property once a week at $.55/mi. should be included as travel expenses (and maybe even your time).

At this point I am just looking for anyone in Wayne County, Michigan area who I can learn from and possibly shadow or just bounce ideas off of them.

Even with access to the furnace I am still very nervous,  I have listed my concerns below  (FYI house is 800 sq ft on crawl space in SE Michigan)* Attic is vented and there is no insulated room around the furnace* Attic is supposed to be cold...how does that work with a furnace in it!!!
