Flipping could take 1-2 years to have a track record and build a good nest egg, hardest part is starting and it's relying on the market condition.

I'm seeing that there is a strong resistance in certain neighborhoods (maybe rightfully so if there have been poorly overseen party houses in the neighborhood). 

You can always get them back out to do more work, look for a leak etc but form what I see your process is backwards and you didn't clearly communicate with either party what the rules were. 

Id recommend our hard money lender Lima One....so far they have done everything they said they would in the time frame they promised ( save the appraiser...a 3rd party company).

I could go on... it has been time to step away from the party lines and see that they are using this to keep you locked in identity politics. the current cabinet politics are anti american, anti middle class. they simply high jacked the democrat party and hiding in its shell within which they are fully evolving as a fascist dictatorship tyranny.  

The home is over 1900 square foot, the engineering of the home is well-built, the inside of the mobile home is remodeled from the previous owners (very well maintained), it sits on 2.5 acres and the best part is that I purchased it below what it appraised.

I don’t think it really matters....in the event of a divorce each party gets half of the equity, of all jointly owned properties.  

Some things you can negotiate such as you wanted to put in a new water heater on the day they have a birthday party planned. 

Neither party really has the ability to fully control the agenda so both are going to need to accept some significant compromise positions, and where that will fall is at this point just a pure guessing game.

I already have a plan to do themed rooms, ensuite baths for all bedrooms, and since its commercial zone and is in a commercial area, weddings and parties are ok per zoning.Gururaj - a hybrid model is what seems to make the most sense.
