Curiously I have found no one cares that much about the size of the bathrooms or kitchens, unlike when you're trying to sell a house.Basic amenities: Where I am central air/heat is a must.

@Jordan Moorhead, this actually was intended to be rental. 

Having one person coordinate who comes when, adjusting schedules when there is an issue, keeping a dozen balls in the air at once, keeping a project on schedule is not an easy job. 

Sounds like you have a system, that no matter what you do, will always have a lot of balls in the air. 

And if you rent via air bnb for 16 days you are hitting the same rent, rent for anything more and you are benefiting from air bnb (Keep in mind if you clean it yourself you could potentially be making an extra 60+ per check out.

The ARV is around 110-130K and I am looking to keep it as a BRRRR rental.My plan:I am planning on airing out the crawlspace and turning on the utilities to have air circulating throughout the house for starters.

@Roxanne McClain   If this is your primary residence, I've found having screens on doors and windows beneficial, lets some cool air in and the bugs OUT!
