I am unsure if exterior mold is common in NY, but might be worth it to just have it pressure washed and see what happens.  

Most are in the 30-120 days late category so they'll likely be charged off in the next couple of months and I'll be able to wash my hands of it.For reference, here are my annual returns based on total account value at the end of each year - pretty obvious trend downward (and now that I look at this I'm wondering why I didn't bail out sooner!)

Also some tenants around here have been known to run car washes out of their yard which again will drive up your bill

Lots of DIY landscaping; High grass, pressure wash deck and fence, replacing some broke boards on fence.Depending if I find anything alarming today, I am thinking ~10k, Most I want to spend is 15k for a rehab.He is asking 149K (doing more research, but I think I can get it lower for what it is.

In this case she didn't do any damage so it would have been a wash, but if she did you would have been held holding the bag.BTW one last thing.
