Do your tenants take care not to cut the surface or place hot pans on it?

All I need to do is paint kitchen cabinets, replace toilet and bathroom vanity. 

I'll consider getting a professional to check it out.I'll let you know how it pans out if we get the deal done.

However, one bedroom was in the basement which has walkout door and one bathroom is a toilet next to the wash and dryer (no privacy). 

Needless, the leads NEVER panned out.

So this is the way things panned out. 

Self managing includes dealing with tenants on a regular basis, taking phone calls at 10 pm on a Saturday night because the toilet is clogged, and constantly trying to get a hold of them to pay rent. 

Painting, installing flooring, cleaning toilets and handling the transactional details are things you absolutely can do but absolutely should not. 

Results are they started taking better care of house, like I never have to field a call for toilet handle, flapper, leaky shower etc. for tenants who have been in units for five years.

@Ernesto Hernandez  you need to check into this in 3 years and see how this all panned out.. one year and 7 houses hardly makes this something to say it works for sure.most of my guys have done this 200 times or more.. but they are not on BP selling books LOL
