When I started doing my initial analysis it seems that the value based on the Cap Rate and NOI put the property at a significantly lower value than it's surrounding SF properties.

I have dealt with all of this and more.You can only improve an individual building and raise rents so much, when it's surrounded by a bunch of crap buildings in crap neighborhoods.

Property value doesn’t appreciate like it would in Ontario or Alberta a few years ago, but with the smaller mortgage payment and higher rents, there are all kinds of cash flowing properties in SJ and surrounding areas.

I walked around to the backyard to  see a weathered deck surrounding a nasty pool. 

Not to mention that a lot of the major markets surrounding Utah are way more expensive so in comparison, Utah has some screaming deals for both investors and the working class.

We looked at maybe 20 houses in the area and surrounding neighborhoods, many of them were not in great shape for our price range.

Looking to network and possibly do some deals together, build long term relationship with other wholesalers, and agents who are investor friendly in Richmond VA, and or surrounding counties.

@Jason AllenRent is a little higher there than the surrounding areas and so are property prices.

I stay away from the bigger cities, they tend to be bigger headaches, if you can afford and the cash flow is the same tho, I would rather be in Madison. however I dont see the cash flow being even close with Madisons high prices, dont write off some of the surrounding areas, up to an hour out of Mad Town, your interest there sounds based on where you will live, and starting out thats probably what you should do, especially if you will be self managing.

There are a lot of upscale areas in downtown Atlanta and certain surrounding areas.
