When it comes time to renew the lease, I'd find new tenants.As others said, no rent, time to start with a notice and then eviction.

Just thought for those of you starting out and thinking of buying one to live in for a year or two then turn into a rental or sell later, this is a wonderful option.

Hi everyone, I just started at New Western working with investors to get off market properties to invest in.

As a first-time investor, you might find it easier to start with properties built after 1975, as building codes improved significantly around this time, particularly regarding wiring and plumbing, which can reduce the number of surprises and costly repairs.

If you're slowly increasing but still slightly under market, have a better product, or better service (or all 3) and have rental comps to back it up, if they start to ask you can highlight these points.
