They look at the mechanical systems, electrical panels, age of certain machinery, they often check for mold and mildew, whether there are GFIs where required for safety... a contractor will just tell you how much it will cost to do the mostly cosmetic work, like nee cabinets and counters, etc, but they don't look for the same things... drafty doors, unsafe windows, smoke detectors, those things.

You may want to attend tomorrow night's RIREIG meeting as there will be a panel of several people discussing the topic.With seller financing you may be able to put much less down on the property, depending on the seller's needs of course (which is the most important part of seller financing and arguably all real estate - understanding the seller's needs, and it's not always about money!).

I also discovered the old HW tank was running off a 30amp double pole at the panel with a 20amp double pole shutoff buried in the HW tank closet behind the tank???.
