If so, and there is equity and the HOA fees are not a deal breaker, then focus on getting the lender to accept the back payments and fees necessary to bring the loan current and stop the foreclosure.I think it is unlikely you could settle with the collection agency tomorrow (but worth a try!).

The banker ran our credit, looked over our personal financials and said as soon as we had a PA he would get the ball rolling for a quick approval. 90% LTC, 80%LTV at about 7%.So we wrote an offer for $280, which was countered at $295, which we accepted with a 60 day inspection period and sole right to terminate.

Sign up with as many as you can eventually you will get them- You need a blackberry or pda so you can answer as soonas they are sent- It is usually sent to many realtors at the same time and the first to accept is the one who gets the job- Once you establish that you are reliable you will get more and more.lauren

Tell the seller you will have an offer in x amount of time.Do your math here, take the good ARV, put in your numbers 70% ARV (or less) minus repairs and your assignment fee, this is your offer, offer even lower for some wiggle room.Make your offer either by letter of intent or fill out a contract for them to sign.They accept the offer, GREAT!!!
