I think more people do not understand the risk of seller financing. all the people I see applying for seller financing could not get a visa card there credit is so bad and there savings is from the pennies they find walking down the street. 

It's expensive but so are big mistakes.

So far BP has been super helpful.

Even if it's at list price, it makes the deal so much easier in the buyers eyes. 

Set for Life by @Scott Trench is a good primer, along with Rich Dad Poor Dad so you can different views on what it's like to start.

I've never had any issues in 10 years so I just use the basic ones
