Are you thinking more turnkey properties or fixer uppers?

You just can't use it as a rental property and have an owner-occupied loan.

I have all my properties with American Modern and Allstate.  

By the way I am looking at properties in a high fire risk area.  

I should also mention that this property is a microloft (<300 sq ft) so fits just a single individual.

(We're using it for a downpayment + rehab for an investment property).The tech issues with the bank have made this a terrible, horrible slog.   

I have friends who own properties with 5+ units who Airbnb 1-2 units in those buildings but again there are limits to the scalability thing. 

I would like to buy a multifamily property within the next year with my younger brother.

Also see if you can pull up rental  and sold comps in the area using Zillow and Redfin and you have to give a   margin of error in their estimates and see if property appreciation is there for that area in case you are thinking of building equity.

We have a CA LLC (H3 Properties) but need another LLC for a partnership STR investment on the East coast.
