However, we were quoted rates back I think in early March, which in a quick google search, it appears at least that the long term fixed rate mortgage rates have dropped about .2% - which would be significant enough to discuss/shoot for, obviously. 

The minority partner was served with a foreclosure and earned the deficiency.Definitely shoot for a non-recourse agency loan when you finish this project.

Regarding your post about your clients that jump between real estate and oil, well that sounds like a nice goal to shoot for.

Also,  I know there's a lot of people who say you should shoot for the smaller local lenders but I got screwed by one of those in the Cincinnati area so watch out.

I think you should shoot for a vendor that can do without the monthly minimum per machine.
