I just cringe when I see these people pop on BP " Hey I want to learn to buy NPN" granted folks have to start somewhere but NPN is a poor starting point.As you state.. so many of these homes will be totally stripped .. of course some are probably lay downs but.. in my mind unless you have MULTI millions to do this with and can scale and have a very compentant group.. its not a great starter type investment

I like multis because you can start part time, hire a management company and then scale up.You definitely need to get educated before you venture off buying assets, and you are starting on the right mediumGood LuckGino

We have found that by controlling the entire process with experts....from the buy, to the rehab, to the placement, to the management, to the maintenance...that we can create FAR BETTER economies of scale than by doing it ourselves.
