You also need to hire a project manager experienced in investor renovation flips and they need to pay close attention to not just managing the contractor but in selecting finish materials, paint colors, tile selections, landscape design, etc and keeping costs down as best as possible.

We track a lot, from when the mailers go out, which phone number is on the mailer, what color envelope we use, hand written letters versus typed, yellow pad versus white paper, and everything in between.

Here's one of my pet peeves......watching a House Hunters show right now and this couple doesn't like a perfectly beautiful house because of the paint colors in one of the bedrooms.......really?

The location and the fundamentals are always great, and even if you don't change the physical structure of the building, you'd be surprised how much a burger king or chase bank thats just been painted different colors looks nothing like the original.   

@Mark S. that was the second place I looked but I don’t want white they stain too easily we find the dark colors last longer.
