Are there any regions of the city where you've found particular success or any insight that you've gained from investing there which you can offer?

We have a great team that is local in the Puget Sound region,  we put a lot of hard work and time into this area. 

unrelated to the foreclosures, but as far as network in north Dallas / Coppell / Irving  is concerned stay tuned to the dallas regional forum, we were just talking about a meet / happy hour  :).  

They really do it too.3) Portsmouth has by far, the highest property taxes in our region, and they are threatening to raise them even more.  1.3% vs .9% in Virginia Beach.

I'd talk to local regional banks and credit unions to see who might finance the deal as part of your due diligence.
