Any preferences?

I think many PMs prefer SFR to apartments since if they are billing a percent of rent they make more per month often with better tenants.

My GC was the one who suggested tile given my concerns about upkeep, maintenance, and etc.At first, I was skeptical and not a fan of the tile idea (personal preference). 

I prefer to have all my eggs in one basket and be able to watch that basket very closely.

What do the tenants prefer?

Center Harbor and Moultonborough are also towns I prefer as they have low tax rates, good schools, etc.  

I'm looking for someone who's worked with investors, or preferably is an investor themselves.Thank you!!

I prefer to keep a healthy savings to prevent those "crisis" moments from ever occurring, and I really like dealing with OPM (other people's money). 

I have had several tenants show me a credit report on their phone from a company that I cannot remember the name of at the moment.We prefer to run my own background check & charge the application fee to cover the background check & the cost of our time. 

But, as you implied, a lot of lenders won't 'get it' so I'd prefer to assign it back to the seller so that from the lenders point of view, he/she just thinks it's a standard lease option and won't even know an assignment took place.So, I'm going to ask you to humor me by pretending you did assign it back to the seller AND that the buyer's option fee was released directly to the SELLER.
